The modern office has moved away from collections of private rooms off of a central corridor to more open floor-plan designs. Office spaces are now created by dividing open areas with hastily erected cubicle or partition walls.

These temporary cubicle walls are often metal framed dividers about five feet high usually covered with fabric. The walls effectively segregate office spaces allowing some semblance of privacy between office staffers while still adhering to the open plan design concept.

While cubicles are an innovative way to maximize use of expensive office space, cubicle wall designers give little thought to their cleaning and maintenance. The only cleaning most office partitions will ever receive is the occasional wipe down with a damp towel.

Routine maintenance

Frequent vacuuming to remove dry soil and dust is the most effective way to keep office partitions clean and healthy. Many offices overlook or omit this from their routine cleaning plans because cleaning professionals lack hose attachments for their vacuums.

Janitorial companies also often skip partition cleaning because office workers have attached photos, to-do lists and other obstructions to the fabric walls.

It is not uncommon for office partition cleaning to be postponed or deferred so long that a complete restorative cleaning becomes necessary.

Restorative cleaning

Prior to cleaning, the partitions are often pre-sprayed or pre-wiped with a chemical agent called a dry encapsulating polymer. After proper dwell time, a brush may be used to gently agitate the chemical into the fibers and loosen and dissolve soils. Special attention is given to high-touch areas such as corners, edges, and tops.

Drying and return to service

Partitions can take two to 24 hours to fully dry. Fans may be placed to speed drying if a more rapid return to service is required.

Cleaning Vinyl Composition Tile (VCT) Vinyl composition tile (VCT) often found in the corridors of offices, schools and hospitals, can be kept shiny day in and day out by utilizing a professional floor cleaning company. Trying to clean VCT without knowing the proper processes and or using the wrong chemicals or cleaning processes can turn VCT floor coverings into a dull and grimy looking surface. For example, it is important to use a neutral cleaner, with a ph of 7, mixed no more than 1 oz per gallon of water for daily maintenance of the floor. Making the mistake of using a high alkaline cleaner or degreaser will dull the finish. It’s also important to know that new VCT floors must be scrubbed and coated with a minimum of 4 coats of floor finish. Keep in mind that entryways, lobbies, and other high traffic areas especially on entrance levels may require more frequent cleaning than lower traffic areas of the building. These types of areas may require additional maintenance or extra coats of protection. It’s also important to know that VCT manufacturers coat their product with one thin coat of an acrylic finish for protection during shipping and storage. Because this coating provides no gloss and minimal protection from foot traffic, your tile must be scrubbed and coated with an generous amount of floor finish. Be sure to take note that newly installed flooring should not be scrubbed for two weeks to allow the mastic adequate time to bond. Cleaning or polishing too early and you risk damaging the flooring. Keep in mind that entryways, lobbies, and other high traffic areas especially on entrance levels may require more frequent cleaning than lower traffic areas of the building. Slate Tile Cleaning Services in Orange County CA

Slate, a very dense but soft and easily scratched material with low porosity, can be used effectively outdoors as well as indoors. Higher absorbency varieties are not suitable for exterior areas in freezing climates. Slate is a fine grained metamorphic rock formed by the metamorphism of shale and clay under lower pressures and temperatures which tends to split into sheet-like (cleavage planes) structures formed in response to differential stress. It comes in a multitude of colors and has two lines of breakability (cleavage & grain).

Composition: Mainly grains of mica and quartz, plus smaller amounts of chlorite, hematite, and other minerals. Most slate is gray to black, but the rock may be red or purple, depending on its mineral content. The surface of slate is generally uneven and cleft planes can spall, due to the cleaving of the stone along its layers. Has low to medium absorption of oils and other liquids. Should be sealed with an oil-repellant penetrating sealer to prevent staining and reduce soiling. Because of the cleft planes and strong possiblility of spalling, it should never be cleaned at pressures above 800 PSI and then only if the grout is in good condition.

Vermont type slate is typically smoother, denser, one color (red, green, black, blue). Indian and Chinese slates are dense and soft, of all colors and variegated colors. Brazilian slate is typically dense and hard, interesting colors and patterns of color.

Some Indian and Chinese slates will flake and powder from foot traffic. This is not rust or other minerals coming to the surface. These are spots of softer material becoming loose particles. Some slates may be quite hard, but have a soft spot that can powder out. Some black and brown slates (if unsealed) can lose color from aggressive cleaning.

StoneTech™ Professional BulletProof™ is recommended for any slate that tests for sufficient absorbency. (Test slate with water drops. This is a water based sealer that must all penetrate. Therefore, the slate must be able to absorb a water drop in 3 seconds. If the slate is not sufficiently absorbent, use Impregnator Pro™.

Slate is very stain resistant. However, some foods can cause stains. EnhancerPro™ gives slate a beautiful ‘wet’ look that does not cause a glossy built up finish. Many people make the mistake of applying heavy waxes or floor finishes that rob the slate of its natural beauty and slip resistance. High Gloss Stone Sealer can also be used where a glossy finish is desired (interior only).

Marble Care, Maintenance, Cleaning, Restoration & Sealing

 

Marble is a “relative” of limestone, having been derived from that particular stone, and having undergone further development while deep in the earth over the course of millions of years. Marble is a metamorphic rock, having been subject to tremendous heat and pressure to the point where various fossilized materials, along with the original limestone and sundry minerals, have become re-crystallized. This process changes the rock from limestone to what we would recognize as marble. This naturally decorative material is characterized by vein-like patterns which vary depending on which minerals, and which quantities of those minerals, were present during the re-crystallization of the original limestone parent rock. These patterns offer the unique appearance known to many, as well as the rich range of colors that are some of the most vibrant available in any natural stone.

Available in a wide range of colors, marble is often used for its beauty, but is more porous, softer, and chemically sensitive than granite. Marble surfaces show wear sooner than granite, but can be restored with honing and polishing more easily. Etched by acids, including soft drinks and juice. Absorbs oils and other liquids and is easily stained. So putting marble in a kitchen or heavily used bathroom is not a good idea. Best use of marble is for powder baths, table tops, tub surrounds, a marble shower, floor tile and stone fireplace surrounds.

Composed of Calcite and Calcium Carbonate. Should be sealed with a penetrating sealer such as BulletProof™ or Impregnator Pro to prevent staining and reduce soiling. Should only be cleaned with neutral pH detergents such as Revitalizer™ or Stone & Tile Cleaner. Because it is soft, it should never be cleaned at pressures above 800 PSI and then only if the grout is in good condition.

Note that almost all Green Marble is actually Serpentine, not Marble. Black Granite is generally Basalt and is charged a higher import duty.

Marble ranges from 1 to 4 on the MOH scale (a scale for determining the relative hardness of a mineral according to its resistance to scratching). The hardest mineral, at 10, is diamond. The softest mineral, at 1, is talc (baby powder).

Black Marble, such as Negro Marquina, is a very soft limestone often mistaken as a marble. Not recommended for interior flooring. Never use a crystallizer on black marble – The stone will blister or spall! If honing or polishing, use extreme care not to leave swirls and do not run until the powder has dried. Check frequently – polishes very quickly!

If you would like to test your floor or sample of Absolute Black Granite you can use both StoneTech™ Professional Restore™ and StoneTech™ Professional KlenzAll™ as testing liquids. We recommend you apply each of these cleaners in separate inconspicuous areas, let them stand for 30 minutes, rinse the surface and allow to dry. If the surface turns light gray you should avoid purchasing or using the material.
