Most vacuums have a hard floor surface setting. If not, raise height to maximum setting to avoid scratching [the] floor. Step 2: Know your surface

David Schliefer of Grout Works in New Jersey says, “In order to clean a tile floor you must first be aware of the type of tile you have. Any natural stone, such as marble and travertine, is sensitive to many cleaning products.” Only use products intended for the type of tile you have.

McCall adds, “Ceramic tiles are made for mopping. A general-purpose cleaner is fine for daily maintenance. Just make sure that you use the grout and tile cleaners recommended by the manufacturer. Not all tiles are the same, and some tile cleaners will mar or dull tiles.”

For porcelain tile, Pacific Carpet Cleaning in Orange County suggests using an alkaline-based cleaner. He says, “It is important that it is alkaline based, as this will break down the grime in the tiles and grout. Using hot water, dilute the cleaner according to its label and use it to mop your floor. Let it soak for a good half an hour, but don’t let it dry. Reapply the cleaning solution liberally when needed.”

Step 3: Determine the dirt

Schliefer says, “Assuming your tile is porcelain or ceramic, which is generally the case, the next step is to figure out what kind of dirt you are trying to clean.”

If the dirt is in the bathroom and shower, then soap scum is probably to blame — in which case he advises, “You will need a good soap-scum remover and a brush that is good for removing soap scum.”

However, if your kitchen tiles are dirty, grease and grime are likely the culprits. He suggests using a de-greasing product or cleaners that say they “cut grease.”

Schliefer says using a clean cotton mop should work fine for most smooth-tiled floors, while rough-textured tiles may require a scrub brush to get them clean.

McCall says that an electric scrubber may be needed if you are working with caked-on messes or stains.

Step 4: Prevention

Finally, McCall adds that prevention is the best medicine for dirty floors. She says, “Don’t forget — the best way to keep your tile floor clean is to prevent it from getting dirty in the first place. Mats, both outside and just inside each door, can go a long way toward preventing dirt from tracking in — just make sure you clean the mats regularly. Making a habit of taking your shoes off at the door can help too.”

The popularity of natural stone floors and countertops, and ceramic tile floors continues to grow each year. These beautiful surfaces can be expensive, and it is important to understand the proper sealing and cleaning procedures needed to protect your investment and avoid damaging the surface.

One of the questions I hear most frequently is “Do I really need to seal my stone/grout?” The answer is yes. Your natural stone or your ceramic tile surfaces should be sealed with an impregnating sealer shortly after installation. Most sealers last for a few years if properly maintained, but like everything else; they eventually break down and should be reapplied periodically. Sealer is necessary because your grout lines and natural stone surfaces are porous and will absorb spills and oily soils. It can be very difficult to clean or extract these soils once they have deeply penetrated the surface of your grout or stone. The sealing process fills these pores with a clear impregnating sealer, but does not change the appearance of the surface. The sealer will make it easier for you to properly clean the surface, and will protect the surface from becoming deeply, permanently stained. Another type of sealer is an “enhancing” sealer which will change the appearance of the stone surface and give it a wet glossy look.

Most grout is cement-based (i.e. comprised primarily of Portland cement). Cement-based grout lines are porous and should be sealed. Another type of grout is epoxy grout. Epoxy grout is used much less frequently, but it is not porous and does not need to be sealed. Stonetech, a division of DuPont, makes a stone and tile cleaner called “Revitalizer” which not only cleans, but also contains an impregnating sealer. So each time you use this product to clean, you are also putting a little bit of sealer back into the surface. It’s not necessary to use this product every time you clean, but I do recommend using it periodically.

It is also important to use the proper cleaning products on your stone or tile. General use cleaning products, ammonia, bleach, or acidic cleaners can damage stone and prematurely degrade your sealer. Even “natural” cleaning products like vinegar and lemon juice will damage certain stone surfaces and degrade your sealer prematurely. Always use a neutral pH tile or stone cleaning product. “Neutral” means that the compound is a “7” on the pH scale. The pH scale runs from “1” to “14.” The lower numbers correspond to highly acidic compounds, while the higher numbers correspond to highly alkaline compounds like bleach. Look for a specialty stone/tile cleaner that is neutral, or a “7” on the pH scale. The pH of the cleaner is usually noted on the label. Specialty stone and tile cleaners can be found at most home centers, or purchased on line.

It is especially important to avoid using acidic cleaning products, or vinegar, or lemon juice, on calcium-based stones like marble, limestone, or travertine. Acids will react with the calcium in the stone and etch, or dull the surface. Etching can be reversed, but requires re-polishing, which can be pricey.

Even if you do everything correctly, you will reach a point where you can no longer get your grout lines, or your stone surfaces clean. At this point, you will require a professional cleaning to restore the surface to its original beauty. Your surfaces should be re-sealed after an aggressive professional cleaning, as the cleaning process will degrade your sealer. When cleaning tile floors you must first clear the surface of debris and dirt. Sweep the area to be cleaned and move all surface dirt into a pile and remove. Next vacuum along the baseboards to remove any dust or loose dirt build up. Finally move the surface cleaner of your vacuum to the lowest setting and vacuum the tile.

Once you have cleared the floor of surface dirt you’re ready to begin. Mix equal parts water and vinegar in a bucket—make sure the water is very hot! Fill another bucket with water to rinse the floor. Next wring out your mop as much as possible. Mop the floor from side to side and then up and down to get between the grout. If you are cleaning a large surface area you may need to make a fresh batch of vinegar and water half way through the cleaning. Finally, rinse the floor with clean water and make sure to wring out the mop as much as possible.

Allow the tile and grout ample time to dry before walking over your newly cleaned surface.

How to clean grout – Orange County

Grout is the sealant that is applied in between your tiles to give strength to your flooring. Unfortunately grout is also a material that can easily attract dirt, mold and mildew. Dirt can become embedded in your grout and mold and mildew are attracted to the deep grooves, making this part of your floor difficult to clean. When cleaning grout the natural method is not only effective but it’s also cost conscious. Mix together a half cup of hydrogen peroxide for every cup of water in a spray bottle. Spray the cleaning mixture on the affected areas, clean and then rinse with water. After rinsing make sure to towel the floor dry. You can also substitute vinegar for the hydrogen peroxide and get the same clean effect.

Use a stiff brush to clean your grout in areas where tougher buildup has occurred. (An old toothbrush will be too soft to handle this job, however, a new one should work). Do not use a wire bristled brush because you could end up scrubbing away your grout.

Also, do not use bleach when cleaning grout because it can potentially stain grout and cause it to turn yellow.
