Mexican pavers, whether for the inside or outside or even the driveway area, are beautiful tiles which are made from natural clays that create a rustic terra cota product. These tiles can be used on walls, floors, countertops and even outdoors. Mexican pavers date back hundreds of years and have been installed in almost every thinkable application.

Having been manufactured from natural raw materials, Mexican pavers continue to be one of the most relatable finished materials offered. Whether a designer is decorating your Spanish Estate or you are upgrading your first modest property, Mexican pavers serve as a wonderful tile that brings warmth and fashion to any environment.

There are several types of Mexican pavers, including Lincoln Pavers, Tecate Tiles and the most common… Saltillo Tiles. Lincoln Pavers and Tecate Tiles are derivatives of the original Saltillo tiles, manufactured in Saltillo, Mexico. The advantage that Pavers and Tecate Tiles bring, for the most part, is their uniformity and/or breaking strength. But just like good movies, you can’t beat the original!

Saltillo Tiles, in their natural form, offer rich and colorful variations ranging from a subtle reddish-orange to a wispy yellow. The sizes range from 4″x4″ to 18″x18″ and include various shapes and specialty trim pieces.

Over the years, consumers and companies have figured out how to modify Saltillo Tiles; breaking them into many pieces to create mosaics and staining them with a limited number of colors ranging from “white-wash” to “leather”.

THE TRUTH ABOUT SALTILLOS

Saltillos are handmade tiles from Saltillo, Coahuila, Mexico. (just south of Texas) They are rustic and have a lot of personality.  We would like you to know that Saltillos have the following characteristics.

  • SALTILLOS have sandy backs sometimes (caused by dumping the wet tile from the mold onto the ground to sun dry before baking)
  • SALTILLOS have chipped edges.
  • SALTILLOS have lime pops (little criters).
  • SALTILLOS are not the same size.
  • SALTILLOS are not the same thickness.
  • SALTILLOS are not perfectly flat.
  • SALTILLOS are not all perfectly square.
  • SALTILLOS have occasional animal prints (to get one of these you have to be lucky).
  • SALTILLOS have occasional cracks on the surface.
  • SALTILLOS are not all the same color (they even vary in shading in the same tile)
  • SALTILLOS are prone to alkali (efflorescence) in the clay tile.  To minimize this problem they must be properly sealed and kept sealed.

SIMPLE PROCEDURES

Oil and other emollients will work their way through any sealer if left on the tile long enough. Grated cheese, potato chips, cooking oil, etc. should be wiped up or swept up regularly.Sweep more often than mop (the more you mop the quicker the qrout lines become discolored). When you mop use plain water and a capful of any neutral P.H. cleaner.  This type product disinfects your floor without dulling the finish.NOTE: always dry up any solution left standing after mopping or finishes will soften enabling dirt to stick easier to the grout and tile.A light maintenance program is recommended annually to maintain your floors finish.CHAIRS, TABLES AND RUGS Anything that will be sliding across the finish must have a felt foot or any other means of protection, caster, coaster, etc.No non slip sheets under area rugs are to be used because the rubber is primarily a petroleum based product and eventually it will leave stains on your tile.

Efflorescence Cleaning

Efflorescence is the white haze that appears on most types of outdoor paver applications, and includes Mexican Pavers. It is a natural occurring discharge and can not be prevented. Efflorescence comes directly from beneath the pavers and is a reaction to the build up of moisture and the materials used. The most efficient way of dealing with efflorescence is by using breathing type products, namely sealers. By using a breathable sealer you will allow the moisture and efflorescence to reach the surface, rather than being trapped. If it is trapped, the only way to get rid of it is for the floor to be stripped. So ensure that you only use breathing products on your Mexican Pavers.

Please contact us for the inspection and plan of removal for your Efflorescence Cleaning problem.  There are no shortcuts, or use of any standard acid cleaner.

PROCEDURES FOR THE RESTORATION

  1. Tape and paper all exposed non-treatment areas for the procedures.
  2. Use a special product to completely “strip” (all stripping requirements should be completed manually, to maintain the beauty of the pavers and avoid damage) the surface of the Mexican Pavers. This process is normally completed 2 different times (depending on the “build-up of the grime, it could take more effort). No residue can be left by the “old” sealing method. This includes the grout area.
  3. Neutralize the floor with an organic washing system.
  4. The surface area shall be completely clean and dry.
  5. Allow treated surface area to dry, for 24 hours before the next procedure.
  6. The next procedure is to apply the final sealing process on the Mexican Pavers. The sealing process can be a light, medium, or heavy wet looking surface. Each process requires from one layer to three plus layers. Allow 18 hours between each application of sealer for brightness.  Allow 6 hours before light foot traffic is allowed.

When you need a finished edge on a piece of granite, marble or travertine tile, you have a couple of choices. You can pay a lot of money to have it polished–or you can do it yourself.

8 Steps to Polishing Granite, Marble, Travertine Tiles

After you have gathered your supplies, all that’s left is the polishing. Here are eight steps to guide you:

  1. Know your material. Marble and travertine are soft stones and will sand down relatively rapidly; you have to be careful not to remove too much material. Polishing granite tile, however, will be much more tedious. Be careful of travertine tile edges. Because the material is so porous, it may have unfilled holes or gaps along the edge. If you can’t find a solid edge, you may have to get some epoxy filler to repair it.
  2. Firmly clamp the tile to your worktop with the edge you are going to polish overhanging the bench by a half-inch or so. A piece of oak flooring or other dense board makes a good clamp board, as it distributes the pressure over a wide area. Use two clamps on a 12″ tile, if possible. (Of course, don’t ever clamp directly against the stone.)
  3. Don’t think you can hold the tile with one hand and polish with the other. You will be too unsteady and will increase the chance of cracking the tile.
  4. A typical stone tile already will have a slight bevel on the topside edge.
  5. If you are cutting the tiles (with your own, or rented wet saw), make sure to get the smoothest cut, with no blade marks. A small, 7″ saw will work, though especially for granite, a larger blade, like 14″, will provide a smoother cut. In any case, use clean water in the saw and apply constant gentle pressure to the tile as it moves through the saw.
  6. Use your belt sander for the first step, using 120 or 220 grit paper. If you have cut the edge, so the tile lacks its small bevel, run the belt sander along the top corner at a 45-degree angle a couple of times to build a bevel to match the manufactured edge. Again, if your material is granite or travertine, be careful not to remove too much material. In this step, you are removing any blade marks or roughness.
  7. Switch over to your reciprocating sander. Grits up to 200 will still be removing material. From 400 grit and finer, you are polishing. Work steadily and firmly over the surface, working through each grit of paper: don’t skip any. Polish up to 1500 grit, even 3000, if you can find paper that fine. You can wet-sand, but it really doesn’t polish better; it just cuts the dust.
  8. You can bull-nose marble tile or travertine. Because of the aggressiveness of a belt sander, you may want to use your reciprocating sander for rounding, using 100 and 200 grit. Then polish it from there with the progressively finer grits.

Sometimes people use the phrases marble cleaning and marble polishing interchangeably. We have run across a number of people who believe that the dull look on themarble floor or travertine floor can be removed by cleaning. Often times, cleaning the floor using our pressurized cleaning process makes the floors look significantly better. In fact, the grout lines are often brought back to 80% of brand new. However, if the floor is dull, more than likely you will need a travertine or marble polishing process described on this page.

Your Marble or Travertine Floor: It Doesn’t Last Forever?

You put a tremendous amount of time in contemplation and finally you made the decision to go natural. Maybe it was the touch, the look or how it made you feel. Once installed, your marble floor or marble countertop looked wonderful; lustrous shine, depth of reflection and smooth to the touch and so pristine. Life was good. And then it began. Worn patterns, stains and scratches emerged. Grout lines turned dark. And what was once a focal point of the home, has now become an eye sore.

Your Marble Floor Looks Dull. How Did This Happen?

Marble Floor and Travertine Floor Cleaning

Often when people think about marble or travertine stone they assume that no care or maintenance is required. Marble floors or marble countertops are ignored or the stone is cleaned with the wrong method or chemical. Because of misinformation or no education, the consumer is not in a good position to maintain their new stone; consequently, damage to the stones crystals sets in. The damaged crystals prevent light from being reflected evenly thereby giving you a dull look.

Let’s go into this with a little more detail.

Reflectivity of Marble or Travertine Stone

Marble or travertine stone contains natural crystals. These crystals reflect light to provide a shine on the surface. When these crystals turn dull, crushed or broken, they cannot reflect light evenly. For example, when the lens of a flashlight breaks, it cannot reflect the light that is being emitted from the bulb.

Polished marble stone becomes dull when heavy foot traffic along with sediment erodes the crystals. Normal footwear does not cause the main damage, sediment and grit do. The sediment and grit that finds its way inside from outside, is often harder than your stone. This becomes the main enemy of stone crystal. The damage to the crystals occurs when the pressure from the shoe forces the sediment to abrade or fracture the crystals.

Other issues that negatively affect the stone are etching from acidic substances such as food, alcohols, perfumes and certain cleaning materials. If the floor is not properly sealed, the floors can easily stain from spills or accidents.

What Can We Do to Fix the Marble Stone?

The only way to restore the shine back onto your marble stone is to SHARPEN the crystals in the stone. This can only be done through honing and polishing using diamond abrasives and polish (explained below). Marble and travertine are soft materials compared with granite. Granite contains quartz minerals. The darker the color of the stone the more time it takes to polish it. Granite can take three to five times longer to polish than softer material.

How Do We Clean and Polish Granite, Marble, and Travertine?

What is honing?

Honing is the process for smoothing the stone with the use of abrasives. We use either a weighted buffing machine or our Cimex orbital machine to complete this process. We place diamond pads on the bottom of our machine. Honing Smoothes the Granite StoneThe diamonds work to abrade the floor creating a slurry. This makes the floor smooth and clean. If the floor does not have deep scratches, often the restoration project can start here. The grit level starts at 120 or so and runs to 800. Moderate scratch marks and etching can be removed through honing. Once you are into the higher grit numbers, a satin finish will be achieved. Some clients desire a satin look and wish to stop here. Others prefer a higher gloss and wish to move to the next phase, polishing.

Polishing Marble or Travertine Stone

As with the honing process, we will continue using either a weighted buffing machine or our Cimex Orbital machine. Once again, we will use polishing pads and attach them to the bottom of our pad driver. However, we will use finer and finer abrasives to produce a highly reflective finish. The shine intensity varies based on grit number. Polishing grits will run from 800 to 8500. The higher the number the higher the gloss

The last step of polishing is the use of polishing powders. Polishing powders often give that extra edge and often can make the surface uniform. Polishing powders contain abrasive and accelerators that are chemically potent. The kind of powders use will depend on the type of stone and the mineral mix within the stone.

If the floors are in decent shape or you have a maintenance plan in place, it is possible the only service you may need is only polishing. Our clients normally like to hear those words because it means less time and money.

What happens when the tile on your floor are so uneven it’s causing problems either staying clean (dirt collecting in the cracks) or walking without stubbing your toe or tripping?

This is where you may want to consider grinding down the high areas.

Grinding Marble or Travertine Stone

A process by which the surface is aggressively sanded to remove large stocks of the stone. This process is usually recommended when stone tiles are uneven. Lippage is the term given to uneven tiles that are set higher than one another. Grinding is recommended when the lippage exceeds 1/8 inch or if one desires to have a completely flat floor.

Grinding is an aggressive process using metal-bonded and diamond grit to remove deep scratches and lippage. A completely flat floor eliminates all unevenness, giving the floor the illusion of being monolithic (one piece).

Grinding the stone is messy work. But worth it!!

Travertine can become dull over time as it is one of the softer natural stones available to purchase in shops. Also due to its honey comb structure, travertine can become pitted, holes can appear and even tiles can crack. This can look very unsightly and can also give you a sinking feeling, as you may be thinking your once gorgeous and very expensive floor is ruined and needs to be ripped up. Luckily for you, this is not the case. All areas of travertine can be easily fixed, from filling holes to repairing cracks and then polishing the travertine floor back to its wonderful high shine like when the floor was first laid.

Below is a common sight where the factory fills in travertine have popped out. This can be due to foot abrasion and general wear, or underfloor heating can be a big player in holes and cracks appearing in your Tavertine floor.

These can be very easily fixed with a stone filler, which are colour matched on site and applied to the hole. Polishable fillers are often best to use as they will look completely seamless when the floor is polished. If the filler can not be polished then the filler will remain dull and this will look as bad as the hole did. Cracks and chips can be treated in the same way, but can be harder to profile on travertine tiles.

Our 5 simple steps, outlined below, can bring back to life your travertine floor and transform your travertine floor back to its newly laid condition.

Step 1 – deep clean your travertine floor to remove all dirt from the grout, pits and pours of your tilesStep 2 – fill all cracks, holes, pits and chipsStep 3 – diamond grind the floor to remove any damage, scratches and excess filler from the repairs, and give your floor and perfect flat, honed finished ( note, grinding is not needed if your floor is in good condition and you just want to repairs a couple of holes your self)Step 4 – Polish the floor to your desired finish – satin, high shine, polished or mirror finishedStep 5 – Seal/impregnate floor to make water, oil and stain repellent.
