In order to perform the best job, a technician must follow the “cleaning pie” as taught in the IICRC CCT/CCMT classes. The cleaning pie consists of four parts: time, agitation, chemical, and temperature.
After a thorough vacuuming, the carpet should be pre-sprayed with a chemical designed for restaurants (usually a high pH and containing enzymes), such as an Enzyme Pre-Spray. The pre-spray should be agitated with a brushing system to penetrate the grease and then given adequate dwell time (ideally 10-20 minutes). Thorough hot water extraction containing a good alkaline detergent will suspend and rinse the soil from the carpet.
On carpet that has great amounts of residue, or if the carpet is a printed nylon, it would be a good idea to use an acid rinse, such All Fiber Rinse, to neutralize the excess leftover alkalinity from previous cleanings. The acid rinse prevents any type of potential bleeding and will brighten the color in a printed carpet.
The use of air movers will greatly decrease the drying time and allow foot traffic on the carpet sooner. The use of a cotton bonnet will also decrease drying time as well as remove wicking soils.
Be sure to clean the walk-off mats that are used as transition mats from the kitchen tile to the carpet (or by the salad bars) as these tend to be coated with grease that will get tracked back on to the clean carpet.
Once the carpet has been restored by hot water extraction, an encapsulation system can be incorporated on a monthly or bi-monthly basis. This interim cleaning method can save the budget and keep the carpet in a continuous high state of appearance.

Cooking greases that are tracked from the kitchen and airborne grease can literally coat everything in a fine layer of oil, which attracts and holds on to dirt, dust, and particulate soils. In restaurants with salad bars, mayonnaise and other salad dressings may be dripped on the floor. In pancake houses, syrup is the main culprit in carpet spotting.

Saltillo Tile Cleaning • Sealing
The Pacific Cleaning method for cleaning Saltillo will vary depending on the current condition of the tile and how well it has been maintained. We have the knowledge to use the correct abrasives to clean the Saltillo but not damage the clay. These are general methods, and results will vary.
New Saltillo: A very light custom abrasive process is used. Slurry removal is through a powerful truck-mounted machine for a very thorough cleaning step.
Older Saltillo previously sealed with a penetrating sealer only: We will scrub and lightly sand the surface of the tile safely using appropriate grit strength. The cleaning solution is very aggressive and will remove as much discoloring and staining as possible. Truck mounted equipment will wash away all the slurries generated during the abrasive process.
Older Saltillo previously sealed with a topcoat sealer: The abrasives used will depend on the condition of the existing coating, whether it is intact, or breaking down exposing the clay or showing deterioration of the clay. In some cases, the coating may need to be stripped off as best possible and then recoated. If the clay has eroded in areas, the discoloring can generally be improved after a good clean and recoat, but not erased.
Two sealing options: Penetrating or Topcoat Sealers
Penetrating sealers are clear and soak into the clay with no change to appearance. They help keep moisture from soaking in, but keep in mind Saltillo is clay and clay is very, very absorbent. Staining and discoloring will still eventually occur but to a lesser degree than unsealed Saltillo.
Penetrating sealers mixed with enhancer will darken & enrich the Saltillo but won’t add any shine. Think of it as moisturizing the clay. Penetrating sealers help to prevent water erosion and staining but Saltillo is so porous even after being sealed it can still be discolored.
Saltillo bricks: Enhancing penetrating sealer darkens the clay for a richer deeper hues, but adds no shine for a natural look

Limestone Cleaning * Honing * Polishing * Sealing

Some Important Notes on Limestone:
Limestone is sometimes thought to be Marble or even Travertine, but it’s neither. Limestone is a very tricky floor to finish due in large part to being a softer stone. Knowing the right abrasives to use is key to a good result.
The Power Clean System for Limestone floors utilizes a very light custom abrasive to remove light scratches and etches. Generally, Limestone is factory polished before installation, but even new Limestone floors may need to be re-polished due to the standard installation process. We then sand the floor to a satin glow, custom medium polish, or a super high polish, depending on the customer’s preferences.
Limestone is more absorbent than Marble or Travertine, although all natural stone is porous. Limestone’s capillaries, which are similar to microscopic straws, will pull water deep into the stone and cause permanent damage including etching and staining. Baker’s Power Clean uses only the best penetrating sealant, which prevents damage as much as possible, but even top quality sealant cannot fully protect forever. If your floor is damaged, you may require a more extensive abrasive process to restore it before the finishing process is commenced.

Some Important Notes on Marble:
Marble is a denser stone than Travertine which means less air pockets and less fill overall. It comes in a very wide variety of colors and usually looks its best at a medium high shine or high gloss polish. The very low amount of filler provides for a very clear and consistent shine throughout the Marble floor.

Travertine Cleaning • Honing • Polishing • Sealing • Grinding
Our custom ABRASIVE PROCESS beats the standard travertine honing process provided by other stone-floor-care services: The Pacific Clean System has been specifically designed for Travertine. We don’t rely on just the standard materials and methods that our competitors use. We’ve tested standard abrasives, powders, and tools that are readily available for Marble. We found that just because it says on the label it works for Marble doesn’t mean it will produce a good result for travertine. Our focus has always been to develop the best system for travertine’s specific characteristics. Travertine is very similar to a sponge in that it is a like a stack of bubbles. The density of the stone depends on how much stone versus the amount of air pockets. Our custom abrasive process is able to smooth the surface of the stone which reduces surface area. Our system is able to finish the stone without opening up air pockets underneath the surface. If you look at the surface of the travertine tile under a microscope it would look like a crystalline forest. All of these little trees are like straws that can provide millions of tiny pathways into the stone. We are actually sealing off the stone during the finishing process by reducing the surface area. Less surface area means less pores. Our custom abrasive process starts this sealing process by closing off the pathways liquids have to get into the stone. As finishing progresses, the stone becomes more reflective. As a stone becomes more reflective it is being closed off by the reduction of surface area. Cleaning Travertine Services
Using custom abrasives, we wet sand the stone to loosen up surface dirt and work loose grime and dirt accumulated in the grout lines, open pits, and fill areas. This creates slurry that is vacuumed back with a powerful truck mounted machine.
The use of hot water extraction at 1200psi provides for the most effective cleaning method for your stone. Mops, buckets and shopvacs cannot come close to the cleaning power of a truck mounted machine. Effective and thorough cleaning is crucial for a smooth looking uniform finish and proper sealing. Choose from Satin to High-GlossThe Satin Finish is the lowest shine recommended. We really don’t recommend duller finishes, since less shine equals more porosity. Satin Finish is practical and what a travertine floor needs so it can be maintained properly. With the custom abrasive processes the goal is the reduction of porosity. We do this with one of several different gentle but extremely effective microfine sanding processes. Standard honing processes such as diamond pads, sanding screens and powders will actually open up the stone, making cleaning tougher and reducing the ability of the penetrating sealer to keep water from eroding the stone over the course of time. Our newest option, Light Polish Finish, is a happy compromise between the Satin Finish and High Polish. For those who want a bit more “pop” than our Satin Finish but not the formality of our High Polish. We will introduce chemical abrasives along with the physical abrasives to achieve our Light Polish Finish Chemical abrasive processes break a small amount of the surface up into solution and then re-crystallizes it. Chemical processes remove air bubbles and acidic salts while increasing density. Fewer pores mean more shine and easier cleaning. The smoother the surface it is the easier it is to clean. The super High-Polish Finish (shown on two photos below) is as shiny as the stones can get. We take the polishing process to the extreme. Once they’re polished we go over them more just to make sure. The super high polish is extremely elegant. The higher the polish is the deeper you can actually see into it. It’s as if the colors become more vibrant and the true artistic beauty of the stone is revealed. And It becomes easier to clean, but don’t choose the polish based on cleaning ease, choose it because you want it to look fabulous. Sealer (Penetrating)What We UseWe use the highest grade penetrating sealer. We developed an extremely effective solvent-based penetrating sealer. Our sealer is in a base of citrus solvent the technical name is d-limonene it is a very common very safe solvent. Citrus solvent smells like oranges and ventilates very fast. Is the greenest safest solvent-based sealer obtainable. We specially formulate our sealers depending on the stone we’re working on.The polymers that actually penetrate the stone are dissolved in the solvent. When applied to the stone, the solution soaks in and fills up pores and binds to the molecules of the stone to make them less susceptible to etching. Travertine is mostly calcite which at one point has been dissolved by water and redeposited through evaporation. The stone also will often contain acidic salts that were in the water that deposited the travertine. Thepenetrating sealer’s most important job is to keep water and acidic spills from eating up the stone. If too much water is used and then left on the surface of the stone during cleaning the sealer will slow it down but it will still have a very corrosive effect over time. It is very important to know that while penetrating sealers (whether ours or another brand) are helpful, they are not etch-proof or water-proof. They lessen the severity of etches and slow water absorption, not eliminate it. |
