  Saltillo Tile Cleaning • Sealing

saltillo cleaning services in Orange County caThe Pacific Cleaning  method for cleaning Saltillo will vary depending on the current condition of the tile and how well it has been maintained. We have the knowledge to use the correct abrasives to clean the Saltillo but not damage the clay. These are general methods, and results will vary.

New Saltillo: A very light custom abrasive process is used. Slurry removal is through a powerful truck-mounted machine for a very thorough cleaning step.

Older Saltillo previously sealed with a penetrating sealer only: We will scrub and lightly sand the surface of the tile safely using appropriate grit strength. The cleaning solution is very aggressive and will remove as much discoloring and staining as possible. Truck mounted equipment will wash away all the slurries generated during the abrasive process.

Older Saltillo previously sealed with a topcoat sealer: The abrasives used will depend on the condition of the existing coating, whether it is intact, or breaking down exposing the clay or showing deterioration of the clay. In some cases, the coating may need to be stripped off as best possible and then recoated. If the clay has eroded in areas, the discoloring can generally be improved after a good clean and recoat, but not erased.

Two sealing options: Penetrating or Topcoat Sealers

Penetrating sealers are clear and soak into the clay with no change to appearance. They help keep moisture from soaking in, but keep in mind Saltillo is clay and clay is very, very absorbent. Staining and discoloring will still eventually occur but to a lesser degree than unsealed Saltillo.

Penetrating sealers mixed with enhancer will darken & enrich the Saltillo but won’t add any shine. Think of it as moisturizing the clay. Penetrating sealers help to prevent water erosion and staining but Saltillo is so porous even after being sealed it can still be discolored.

Saltillo bricks: Enhancing penetrating sealer darkens the clay for a richer deeper hues, but adds no shine for a natural look

Limestone Cleaning * Honing * Polishing * Sealing

limestone-Before-Cleaning-Orange County-CA   limestone-After-Cleaning-Orange County-CA

The cleaning, finishing & sealing methods for Limestone are very similar to what we do for Travertine and Marble.(Click here to return to Travertine Services)

Some Important Notes on Limestone:

Limestone is sometimes thought to be Marble or even Travertine, but it’s neither. Limestone is a very tricky floor to finish due in large part to being a softer stone. Knowing the right abrasives to use is key to a good result.

The Power Clean System for Limestone floors utilizes a very light custom abrasive to remove light scratches and etches. Generally, Limestone is factory polished before installation, but even new Limestone floors may need to be re-polished due to the standard installation process. We then sand the floor to a satin glow, custom medium polish, or a super high polish, depending on the customer’s preferences.

Limestone is more absorbent than Marble or Travertine, although all natural stone is porous. Limestone’s capillaries, which are similar to microscopic straws, will pull water deep into the stone and cause permanent damage including etching and staining. Baker’s Power Clean uses only the best penetrating sealant, which prevents damage as much as possible, but even top quality sealant cannot fully protect forever. If your floor is damaged, you may require a more extensive abrasive process to restore it before the finishing process is commenced.

Our customers have given us some great reviews. See all our reviews here.

Before: Limestone is dark and dingy with dirty reflection.

After: Much cleaner and bright with clear reflection. Very elegant.

Travertine Cleaning • Honing • Polishing • Sealing • Grinding

Polished-Travertine-Floors-Orange County-CA

Our custom ABRASIVE PROCESS beats the standard travertine honing process provided by other stone-floor-care services: The Pacific Clean System has been specifically designed for Travertine. We don’t rely on just the standard materials and methods that our competitors use. We’ve tested standard abrasives, powders, and tools that are readily available for Marble. We found that just because it says on the label it works for Marble doesn’t mean it will produce a good result for travertine. Our focus has always been to develop the best system for travertine’s specific characteristics.

Travertine is very similar to a sponge in that it is a like a stack of bubbles. The density of the stone depends on how much stone versus the amount of air pockets. Our custom abrasive process is able to smooth the surface of the stone which reduces surface area.

Our system is able to finish the stone without opening up air pockets underneath the surface. If you look at the surface of the travertine tile under a microscope it would look like a crystalline forest. All of these little trees are like straws that can provide millions of tiny pathways into the stone. We are actually sealing off the stone during the finishing process by reducing the surface area.

Less surface area means less pores. Our custom abrasive process starts this sealing process by closing off the pathways liquids have to get into the stone. As finishing progresses, the stone becomes more reflective. As a stone becomes more reflective it is being closed off by the reduction of surface area.

Cleaning Travertine Services

low-shine-travertine-floors-repairs-Orange County-CA

Using custom abrasives, we wet sand the stone to loosen up surface dirt and work loose grime and dirt accumulated in the grout lines, open pits, and fill areas. This creates slurry that is vacuumed back with a powerful truck mounted machine.

The use of hot water extraction at 1200psi provides for the most effective cleaning method for your stone. Mops, buckets and shopvacs cannot come close to the cleaning power of a truck mounted machine.

Effective and thorough cleaning is crucial for a smooth looking uniform finish and proper sealing.

Choose from Satin to High-Gloss

The Satin Finish is the lowest shine recommended. We really don’t recommend duller finishes, since less shine equals more porosity. Satin Finish is practical and what a travertine floor needs so it can be maintained properly. With the custom abrasive processes the goal is the reduction of porosity. We do this with one of several different gentle but extremely effective microfine sanding processes.

Standard honing processes such as diamond pads, sanding screens and powders will actually open up the stone, making cleaning tougher and reducing the ability of the penetrating sealer to keep water from eroding the stone over the course of time.

Our newest option, Light Polish Finish, is a happy compromise between the Satin Finish and High Polish. For those who want a bit more “pop” than our Satin Finish but not the formality of our High Polish.

We will introduce chemical abrasives along with the physical abrasives to achieve our Light Polish Finish

Chemical abrasive processes break a small amount of the surface up into solution and then re-crystallizes it. Chemical processes remove air bubbles and acidic salts while increasing density. Fewer pores mean more shine and easier cleaning. The smoother the surface it is the easier it is to clean.

The super High-Polish Finish (shown on two photos below) is as shiny as the stones can get. We take the polishing process to the extreme. Once they’re polished we go over them more just to make sure. The super high polish is extremely elegant. The higher the polish is the deeper you can actually see into it. It’s as if the colors become more vibrant and the true artistic beauty of the stone is revealed. And It becomes easier to clean, but don’t choose the polish based on cleaning ease, choose it because you want it to look fabulous.

Sealer (Penetrating)

What We Use

We use the highest grade penetrating sealer. We developed an extremely effective solvent-based penetrating sealer. Our sealer is in a base of citrus solvent the technical name is d-limonene it is a very common very safe solvent. Citrus solvent smells like oranges and ventilates very fast. Is the greenest safest solvent-based sealer obtainable.

We specially formulate our sealers depending on the stone we’re working on.The polymers that actually penetrate the stone are dissolved in the solvent. When applied to the stone, the solution soaks in and fills up pores and binds to the molecules of the stone to make them less susceptible to etching. Travertine is mostly calcite which at one point has been dissolved by water and redeposited through evaporation.

The stone also will often contain acidic salts that were in the water that deposited the travertine. Thepenetrating sealer’s most important job is to keep water and acidic spills from eating up the stone. If too much water is used and then left on the surface of the stone during cleaning the sealer will slow it down but it will still have a very corrosive effect over time.

It is very important to know that while penetrating sealers (whether ours or another brand) are helpful, they are not etch-proof or water-proof. They lessen the severity of etches and slow water absorption, not eliminate it.

Seal Marble, Granite, Slate or Limestone?

We are often asked, “Do I need to seal my marble or granite counter-top or floor?” The answer depends. No two pieces of stone are the same, and each piece of stone has different absorbency. If a piece of marble or granite can’t absorb anything, even a penetrating, or impregnating sealer, won’t absorb.
If your stone needs sealing, the frequency is dependent on the stone. If can be every six months, to a year or even two years between sealing. Your marble and granite represents an investment, and for it to look its best having it professionally cleaned, polished and sealed is your best option. We offer a free consultation; so ask an expert what’s best for your stone. You can do a quick test. Put a small amount of water (a tablespoon is fine) on your stone and leave it for a few minutes. If the stone under the drop of water gets darker, that means it’s absorbent. It does not matter where the stone is located in your home, it can be a kitchen counter-top or island top, a vanity top, a marble fireplace, floor tile, or pavers. If its natural stone, it might need sealing.

Travertine Tile Cleaning, Polishing, Sealing & Hole Repair in Orange County CA

travertine floor polishing-Pacific Carpet & Tile Cleaning, Orange, CA Travertine is a very porous type of natural stone, dirt and debris get stuck in  its grooves causing the surface to look darker and dirty. A deep cleaning of the surface will usually get rid of most foreign objects and substances trap in its pores. Unlike Marble there are various types of finishes we can achieve with travertine, ex: matte, honed, satin, semi-gloss & high-gloss. However, satin finish is the most popular with least maintenance that holds up the longest.

Dictionary for Natural Stone Care

Abrasive – A substance used to sand, scour, scrub, smooth or polish by removal of the original material. The amount of material removed is determined by the size of the abrasive particles used (ie: grit) Sandpaper, scouring powders & steel wool are examples of abrasives.

Acidic Spills – Will cause etching on the stone surface resulting in a dull spot. Acids dissolve tiny particles of stone.

Coating – Any sort of topcoat sealer, including enhancers that are over-applied, causing a buildup on the surface.

Craftsman – A professional whose work is consistently of high quality. A man who practices a craft with great skill.

Etching-Dulling on the surface of the stone resulting from acidic spills. Such as, lemon juice, soda, wine, vinegar, etc…

Custom Abrasive Process – We use several different abrasive processes developed specifically for cleaning all types of natural stone. Custom abrasive processes are used for finishing Travertine, Marble and Limestone, as well as all the standard methods available in the world for finishing stone.

Deep scratches or gauges – Any scratch white in color implies a deep scratch that cannot be buffed out using our standard abrasive procedure. Heavy grits, such as a diamond disc, would be needed to remove enough stone layers to even out the scratch. Replacement of the affected stone is often the best option.

Enhancer Sealers – Designed to penetrate and change the stone appearance to a darker, or “wet” look. Over-applied, this type of sealer can result in a coating.

Etching – When an acidic solution comes in contact with the stone, a dull spot is the result. The acid “eats” the stone leaving dullness, or etching behind. Penetrating sealers help to reduce severity of etches, but cannot eliminate them. Depending on acidity, some liquids can etch immediately, such as wine, where milder acidic solutions may not etch with proper penetrating sealing.

Grinding – Utilizing the toughest abrasives to sand away a measurable amount of stone. This step would be used to even out high tiles and is a separate process from our standard finishing services. Sometimes this step is also used to sand away a coating on the stone provided the installation is even.

Grout Color Sealing – The best way to seal grout because it coats the grout and makes it far less absorbent. This makes the grout look new and helps prevent most staining. Color sealers are designed to match original grout color.

High Gloss Polish – We have developed our own system which results in the shiniest finish possible. The quality of the stones will be a factor in the overall outcome.

Hone/Honing – Webster says: “the process of sharpening something”, such as a tool or skills. In the stone finishing industry, honing has as many different meanings as there are stone finishers honing stone. The finisher may refer to it as a procedure, the tile retailer may refer to it as a look or shine of the stone. The term has become too diluted and over-used to provide and accurate description. We don’t like the term and believe our ” Custom Abrasive Process” is far more descriptive as a procedure for stone. Our different finishes offered have their own categories to aptly describe the resulting shine of the stone.

Honed and Filled Travertine – It is not clear why the term “honed” is used when referring to new Travertine, Marble or Limestone because new stone is very un-uniform, dull, chalky and dusty looking. A “honed” stone does not look very “sharp” in appearance as the term would suggest. It lends more to a dirty look, which most homeowners consider unattractive rather than practical.

Lippage – Uneven edges from tile to tile. When one tile sits higher than the one(s) adjacent to it. An acceptable amount of lippage should be up to the thickness of a dime or credit card. The possibility of lippage should be discussed between homeowner and installer before starting the project. Stone floors can be ground (see “grinding”) but is not the recommended solution. Grinding can cause permanent changes that may be considered unacceptable.

Medium Polish – A custom finish that is definitely a shine, but has no defined stopping point. The shine level can be adjusted to be less or more shiny depending on homeowner taste.

Penetrating or Impregnating Sealers – Designed to penetrate the pores of the stone and prevent liquids from soaking into the stone. Helpful in keeping liquids out and lessen the severity of etching, but will not prevent etching. This type of sealer will not alter the appearance of the stone in any way if applied properly.

Polish – Using abrasives to make the stone surface so smooth that it reflects light that results in a clear shine.

Satin Finish – A low luster glow for Travertine or Limestone. Reflections from overhead lighting and outside light sources are a soft glow. This finish provides a clean even sheen.

Topcoat Sealers – Designed to lay on top of the stone and change appearance ranging from a low to high shine. Prevents liquids from soaking into the stone. This type of sealer is prone to scratching, dulling and peeling. Regular maintenance is required to keep the sealer intact and looking good.

Truck-Mounted Machine – High pressure water and vacuum system designed to apply and remove a large amount of hot water rapidly and efficiently. Purchased as a carpet cleaning machine, we have adapted it for stone cleaning. Used as a highly and much more effective replacement for mop buckets and shop vacs.

Cubicle Walls and Partitions cleaning

If you are not ready to invest big bucks into new, used or refurbished office cubicles have us clean your existing cubicles today.

  2. Cored walls
    • Adhesive fabrics are glued to a base material.
  3. Stretch walls
    • Stretch walls are stretched around a frame and usually have no surface behind them.

CubeSpace wall cleaning, Newport beach ca

The modern office has moved away from collections of private rooms off of a central corridor to more open floor-plan designs. Office spaces are now created by dividing open areas with hastily erected cubicle or partition walls.

These temporary cubicle walls are often metal framed dividers about five feet high usually covered with fabric. The walls effectively segregate office spaces allowing some semblance of privacy between office staffers while still adhering to the open plan design concept.

While cubicles are an innovative way to maximize use of expensive office space, cubicle wall designers give little thought to their cleaning and maintenance. The only cleaning most office partitions will ever receive is the occasional wipe down with a damp towel.

Routine maintenance

Frequent vacuuming to remove dry soil and dust is the most effective way to keep office partitions clean and healthy. Many offices overlook or omit this from their routine cleaning plans because cleaning professionals lack hose attachments for their vacuums.

Janitorial companies also often skip partition cleaning because office workers have attached photos, to-do lists and other obstructions to the fabric walls.

It is not uncommon for office partition cleaning to be postponed or deferred so long that a complete restorative cleaning becomes necessary.

Restorative cleaning

payday loan bad credit

Prior to cleaning, the partitions are often pre-sprayed or pre-wiped with a chemical agent called a dry encapsulating polymer. After proper dwell time, a brush may be used to gently agitate the chemical into the fibers and loosen and dissolve soils. Special attention is given to high-touch areas such as corners, edges, and tops.

Our office partition cleaning tool nozzles have enclosed spray jets. These help prevent overspray, maximize rinse and shorten drying times.

Drying and return to service

Partitions can take two to 24 hours to fully dry. Fans may be placed to speed drying if a more rapid return to service is required.

Can You Clean a Microfiber Sofa?

The reason why people these days love to purchase furniture made up of microfiber is the beauty and durability. This furniture not only enhances the look of your home but it also is very long lasting. People love the comfort it has to offer and it is soft to touch. A sofa is usually placed in the living room where you can sit and watch television and movies, guests will come quite often, kids will play on and around the sofa and even adults tend to get clumsy at times and drop drinks and food on the sofa. Microfiber sofas can be cleaned but it would become really hectic if you do not know what and how the cleaning is to be done.

There are some easy step if you want to clean your microfiber sofa. The following are some useful tips which will come in handy when you decide to clean the microfiber sofa yourself. The first step is to go through the instruction manual or the label of the sofa which will let you know which chemicals you can use to clean it. Using a chemical which is not recommended can result in damage to your sofa. Microfiber sofas are usually made of synthetic material which limits you to using very few chemicals products to wash it.

In case you have pet dogs or cats at home who enjoy spending time on the sofa then you will find lot of hair on your sofa. Removing pet hair is not a daunting task at all. A vacuum cleaner with upholstery attachment will do the job for you. Cleaning your sofa with a vacuum cleaner once or twice a week is a must if you have pets. When a certain liquid spills on your sofa, do not make the mistake of rubbing it or letting it be there to dry. Instead use a dry cloth to blot it. The cloth shall absorb the spill; remove when it dries.

If your microfiber sofa has stains which need to be removed, using a detergent and absorbent cotton cloth will do the job for you. The stain has to be blotted out by using the cotton cloth after spraying the detergent on it. The microfiber upholstery may get damaged if you rub the stain with the cloth; so do not try that. There are certain dry cleaning products which help removing stains, but use them only if they are not prohibited by the manufacturers of your microfiber sofa. Even while using such products one needs to be extra careful.

Unfortunately over time dirt and stains will accumulate on your sofa no matter how much effort you put into cleaning.
